Booking
Your selected room will be reserved once we have received
50% deposit to secure your booking, which is non-refundable.
Payment
Payment can be made by cash, credit or debit cards. Please note
we reserve the right to charge 2.5% fee on credit cards. We would
be grateful if accounts can be settled on the day of arrival.
Cancellations, Refunds and Terminations
Where a room cannot be let due to circumstances beyond our
control, we will give a full refund. Bookings must be cancelled seven
days in advance of your arrival date. Deposits are non-refundable.
In the event of a no show or a cancellation with less than seven days
notice prior to the date of arrival, an amount equivalent to 100% of
the total booking value will be charged. We reserve the right to
terminate a stay should guests be abusive/violent.
Check-in and Check-Out
Check-in at Abbey Farm is from 3pm to 8pm. Guests arriving before this time may leave luggage, and guests arriving after this time are requested to let us know in advance. Check out is 11am.
Breakfast
Breakfast is served from 7.30am-9am Monday to Friday,
and 8am-10am Saturday and Sunday. We can
accommodate other times by prior arrangement.

Dogs
We have one room available to accommodate a dog. Dogs are
welcome to stay provided that they are well behaved and clean on
arrival. The only rules for dogs are that they must not be allowed to
climb on any furniture, and due to more recent government
legislation they must not be allowed in the dining room. Please do
not leave dogs alone in the room for long periods of time. Please
clear up after your dog. A charge of £5 is payable per night.
Horses
DIY livery stable and grazing available. A charge of £15 is
payable per horse per night. Please book in advance.
Smoking
We are a strictly non-smoking establishment and reserve the
right to terminate a stay if this is broken. Please note, failure
to comply with our non-smoking policy will result in being
charged for the full stay plus an additional £50 cleaning fee.
Damage and Accidents
Damage and accidents happen and we would not normally
charge for minor breakages, however we reserve the right
to charge for any damage incurred.
Liability
We do not accept liability for any loss damage or injury
to either persons or possessions, unless proven to be a
negligent act on our part.
Privacy
No personal details or information known about guests will be made
available for sale or shared with third parties. The only exception is
if there was a legal requirement to do so. Guests e-mail addresses will
only be used (if at all) by the proprietor to let the guest know of any
new updates relating to Abbey Farm. If you prefer your personal
details not to be used for this, please notify the proprietor by e-mail.
We reserve the right change terms and conditions
at any time without prior notice.
ACCESS STATEMENT
We aim to cater for the needs of all visitors in our home-based
three bedroom bed and breakfast. Whilst we aim to meet the
needs of all our guests, being a Grade II-listed property and
having steps to the front door may make access difficult for
people with limited mobility. The following statement is a
summary of our provision. If you have any specific questions,
please feel free to call us and we will endeavour to help.
Pre-Arrival
Abbey Farm is just five miles from the M42 at Junction 10 and
is off the A5 at Atherstone. There is no bus service to our property. The nearest train station is Atherstone. You can contact us by
email through the web site or by telephone.
Arrival and Car Parking
On arrival at the property, there is a single entrance gate,
followed by a long drive leading to the gravelled parking area.
There are no marked parking bays but there is room to park all
cars. The surface is level, flat and gravelled, however, through the
small gateway there is a footpath to the entrance – this slopes slightly. We can assist guests with luggage.
Main Entrance and Public Areas
There are five steps up to the entrance door. There is oak flooring in
the reception hallway. The ground floor lounge is carpeted. A small
step drops down into the breakfast room, which is also carpeted.
Furniture can be moved on request. The breakfast menu can be
provided in large print or spoken. The hallway and public rooms
are well lit. The house is centrally heated throughout.

Not available other than many local footpaths to walk.
Grounds and garden
We are happy for you to wander in the garden. Please note that
it is a countryside garden mainly laid to lawn with some
flowers. It is sloped and uneven down to the large, unfenced
lake. We have a dog who is kept away from public areas.
Chickens are allowed to roam free.
Bedrooms
There are three bedrooms on the first floor. There are no lifts.
Two are accessed from the main carpeted staircase. One is accessed
via the breakfast room, which has a step down from the lounge.
One room has twin beds and the others have kingsize beds.
The furniture (except the wardrobes) can be moved on request.
Televisions have remote control. All rooms have chairs.
Drink-making facilities can be found in every room. Windows open
in each room. There is an en suite bathroom off bedroom one.
There is a step down into the bathroom, which is fitted with a
short pile carpet. There is a bath, wc, bidet, sink and step up
to a shower cubicle. Bedroom two has a private bathroom comprising
bath with shower over, wc, bidet and sink. Bedroom three has an
en suite shower room, which is smaller in size and accessibility
than the other two bedrooms. Free floor space is limited.
Additional Information
Assistance dogs are welcomed and we can provide food and water
bowls on request. Mobile phone reception is not brilliant.
We are able to use all the external doors in the need of evacuation.
There are fire alarms on all floors. We will ring a hand bell and
shout continuously if evacuation is needed. If you require more
assistance for evacuating, please notify us on arrival and we will
ensure you are evacuated safely, eg. hearing impairment.
We are a completely non-smoking establishment. If you need to
refrigerate small items of food or medication, we can accommodate
in our main fridge on request. (Not available 24 hours)
